More than a sign in the yard

Your seller needs guidance they can use.

Preparing a home can bring out strong opinions, tight budgets, and a few awkward conversations. You'll learn how to explain the work, make practical recommendations, and stay involved after the listing goes live.

Market readiness

Make preparation manageable.

Help the seller prioritize decluttering, cleaning, and property needs without treating perfection as the goal.

Property presentation

Show what the home offers.

Bring staging, photos, and descriptions together so buyers can understand the property accurately.

Seller support

Keep the conversation going.

Set showing expectations, follow up on activity, and help the seller make sense of the feedback.

Five chapters • Fourteen lessons

Follow the work of an active listing.

Start with the preparation conversation, then work through presentation, marketing, showings, and ongoing communication.

  1. Start Strong With Your Seller

Service the listing from day one. Build a market-ready property plan and help the seller declutter, depersonalize, and deep clean.

  2. Present the Property at Its Best

Stage the interior and exterior, consider professional or virtual staging, and plan listing photos that represent the home well.

  3. Market the Listing Truthfully and Well

Write property descriptions that earn attention. Review your work for accuracy, fair housing considerations, and quality.

  4. Set Up Showings That Work

Set clear expectations, handle last-minute requests and no-shows, and help the seller prepare for each visit.

  5. Keep the Seller Informed and Keep Moving

Build a useful communication rhythm, interpret showing feedback, and put practical seller-support activities to work.

Know what you're learning

Preparation and support while the home is on the market.

This course focuses on servicing an active listing. Offer negotiation and the contract-to-closing process need their own training.

For newer agents

Know what to do after you get the listing.

If you're new to working with sellers, or your listing-service routine needs more structure, this course gives you practical work to focus on.

You'll still rely on your broker and qualified professionals when a question calls for their expertise. ACE complements that support.
